01 / THE ESSENTIALS

Good to know.

The essentials for guests of Monterra Konaci. If something isn’t covered here, just ask.

Guests and capacity

The studio sleeps up to 4 guests (one double bed and two single beds). Please state the exact number of guests, including children, when you book. Additional guests are not allowed without prior agreement with the owner.

Check-in and check-out

Check-in: [14:00]–[22:00].
Check-out: by [10:00].
Early arrival or late departure may be arranged subject to availability. If you arrive after [22:00], please tell us in advance.

Keys

You receive the key from the owner or through the agreed self check-in method and return it at check-out. A lost key is charged at 10€.

Guest registration and ID

By law, the owner must register all guests. Each guest must show a valid ID or passport on arrival. We cannot accommodate guests without registration.

Booking, payment and deposit

A booking is confirmed with a [30%] deposit within [2 days] of confirmation.
The balance is paid [on arrival / [7] days before arrival].
Accepted payment: [bank transfer, cash in RSD/EUR,].

Non-cancellable booking and changes

• Bookings are non-cancellable and non-refundable. The deposit and the price of the stay are not returned for cancellation, late arrival, early departure or no-show.
• Please check your dates and number of guests carefully before confirming.
• Changes of dates are possible only with the owner’s agreement, subject to availability and no later than [7] days before arrival. Additional limits may apply to peak dates (holidays, school breaks).
• If you cannot travel, you may transfer the booking to another person with prior notice to the owner.
• If the owner has to cancel for reasons beyond your control, the amount paid is refunded in full or a replacement date is offered.

Tourist tax and extra costs

The local tourist tax is not included in the price and is paid on arrival. Any extra costs (for example final cleaning or unusual energy use) are stated when the booking is confirmed.

House rules

• Quiet hours: [22:00]–[07:00]. Please respect other guests.
• No smoking inside the studio. Extra cleaning of 100€ applies if smoke is detected.
• Parties and gatherings are not allowed. Visitors only by prior agreement.
• Put waste in the bins outside the building, not in hallways.

Using the apartment and equipment

• When you leave, close the windows, switch off the lights and turn the heating down.
• Keep the kitchen clean and return items to their place.
• Store ski gear and wet boots in the designated area, not on the beds.
• Linen and towels are included.

Pets

Pets up to 5 kg are allowed with prior notice and approval of the owner.

Parking

Parking is public and paid separately; no private space is included. A public garage and open-air paid lots are next to the building. The owner is not responsible for vehicles, their contents or parking fees.

Damage, loss and liability

Guests are responsible for damage to the apartment and equipment during their stay and must report it at check-out. The owner is not liable for loss or theft of personal belongings. Items left behind are kept for [30] days.

Force majeure and weather

In case of force majeure (for example road closures or severe weather), we will consider changing dates or refunding as circumstances allow. Please check road conditions before travelling and fit your vehicle with winter equipment.
